Co-living & community

Co-living is a modern way of living in cities that's focused on community, shared spaces, and convenience.
Co-living is for you if you want a more balanced lifestyle, want to make the most of city living without going overbudget, and like the idea of being part of a community. Residents enjoy access to the quiet and social zones in the lounge and a roof deck terrace — places to hang out, work, or interact with neighbors. You're encouraged to share your stories and connect with like-minded people to help build the community.
Yes — all rooms are gender-exclusive.
Room assignments are based on gender, profession, hobbies, and interests, since compatibility with roommates is a key consideration for us. You can also share the unit with your friends if you wish to.
This may happen. We'll notify you immediately when it does.

Studio Unit — 1 bed (22sqm); Double Studio Unit — 2 beds (32sqm); Double Bunk Unit — 2 beds (22sqm); Corner Unit — 3 beds (32sqm); Quad Bunk — 4 beds (22sqm); Quad Loft — 4 beds (22sqm).
Studio Unit — ₱18,000 per month; Double Studio Unit — ₱24,500 per month; Double Bunk Unit — Lower ₱12,500 / Upper ₱12,000 per bed per month; Corner Unit — ₱10,240 per bed per month; Quad Bunk — ₱6,400 per bed per month; Quad Loft — ₱6,900 per bed per month. Short-term and long-term rates are also available on request.

Rooms are assigned upon submission of all requirements for reservation. Each resident may only stay in their assigned and registered room until renewal of contract. Changing rooms is also subject to room availability.
03 · Leasing & payments

Leasing & payments

6 months and 12 months.
For a long-term lease: 1 month advance and 2 months security deposit.
Rent is paid to Fort Bonifacio Development Corporation via bills payment on online banking, GCash, debit and credit card before the due date to avoid disconnection of keycard access. Utilities can be paid the same way, before the due date, to avoid disconnection of utilities.
If you want to leave before your contract ends, please let us know 30 days before so we can help you find someone to take your space. However, the two months' security deposit will be forfeited.
04 · What's included & utilities

What's included & utilities

Your room includes built-in beds with mattresses, closets, desks, an air conditioning unit, a kitchen sink and cabinet, and a separate toilet with bidet and shower.
You do. Each resident is provided with a lockable closet with hanging rods.
Besides your closet, each resident has their own desk with shelves. There are also overhead cabinets in the kitchen area.
The rent includes a multiple-occupancy room with your own bed, desks and chairs, use of the communal areas, association dues, 24/7 security, and onsite support. It excludes parking (leased separately), in-room Wi-Fi, and utilities (power and water), which are billed every month based on consumption.
Each room has its own sub-meter. Monthly readings are done to determine your actual consumption. This is divided among the number of occupants in the unit and billed to you separately.
Yes, covered by a separate rental contract. Parking is ₱4,500 per slot per month. Daily parking is ₱70 for the first 3 hours, ₱300 for overnight (10pm–8am), and ₱20 per succeeding hour.

Living at The cityFlats

A designated smoking area is located on the ground floor.
No curfew. Each community member has their own keycard access and is welcome to come and go anytime — we just ask that you're respectful of the people who live in the building.
Yes, there are reasonable house rules that aim to keep The cityFlats a safe and secure residence. We'll share the full House Rules with you.
We encourage bringing your personality into your personal space, as long as you don't damage or change the walls, ceiling, or built-in furniture. We discourage permanent decorations. Any change from the turned-over condition may incur penalties taken from your security deposit.
To promote fire safety, we can only accommodate a rice cooker, coffee maker, blender, microwave oven, and air fryer. Otherwise, you may enjoy the local restaurants and malls nearby.
You may opt to avail of the housekeeping service for a fee.
Your room doesn't have space for laundry activities, but our accredited laundry service provider will be happy to pick up and drop off your clothes.
We love pets too, but our building and rooms don't have space for them.
Yes, residents can bring a TV, but there's no cable connection.
The rooms don't have a telephone connection.
There's already a provision for a water heater, but residents need to bring their own water heater unit.
For the community's security, only registered residents can use the elevator and enter the rooms. You can meet your guests at the ground-floor lobby.

Services & support

Our receptionist can receive packages that arrive while you're away, but only upon your advice. They're happy to help, but we can't be held accountable for missing or damaged items.
Our in-house maintenance personnel are ready to help change your light bulbs or handle other repairs. Each room has a 2-way lobby-room intercom for easy communication.
Available on request at a minimal rate: Laundry & Housekeeping (Home – EZY Lifestyle) and a Cafeteria (Babsky's at The Flats).
07 · Reserving & moving in

Reserving & moving in

It's quick and easy: Reserve – Confirm – Move In. To reserve, complete the Book Now form, sign the Bedspace Agreement, and pay the 1-month advance and 2-month security deposit. You'll then be given clearance to move in, along with your keycard. Your community manager will guide you through the process and can be reached at theflats@bgc.com.ph.
Contracts start on the 1st and 16th of every month.
Bring your clearance to move in from the admin office, plus your own bed linen and pillows. Each room has space for one (1) microwave oven and a personal refrigerator, which you may bring on your own. If you'd like an electric fan, a tower-type fan fits most conveniently. Please advise your concierge before moving appliances in so they can assist with dimensions, permits, and elevator usage.
