Long-term FAQ

Things people usually want to know.

What's the minimum lease?

Three months is our minimum for the long-term program. After that, you can continue month-to-month with 30 days' notice, or commit to a longer lease for a better rate.

Are utilities really included?

Yes — water, internet, and electricity (up to 250 kWh/month) are included in your monthly rent. The vast majority of residents never exceed the cap. If you do, additional usage is billed at standard Meralco rates.

Can I bring my own furniture?

Of course. If you'd like to swap any of our furniture for your own pieces, we'll store ours at no charge for the duration of your lease. Just let us know during your move-in walkthrough.

Is there a security deposit?

Yes — one month's rent as a refundable deposit, paid alongside your first month. Refunded within 14 days of move-out, less any agreed deductions.

Can I have guests stay overnight?

Absolutely. Overnight guests are welcome at no extra cost (up to 14 nights per quarter). Longer stays just need to be registered with the front desk for security.
